JOB DESCRIPTION/ ROLE
SCOPE:The General Manager is responsible for improving efficiency and increasing departmental profits while managing the company’s overall operations. You are to oversee several elements in the business, including hiring staff, operating budgets, and launching price promotions that could attract more customers and clients to the business.
Duties And responsibilities
- Oversee day-to-day operations
- Design strategy and set goals for growth
- Ensure employees work productively and develop professionally
- Oversee recruitment and training of new employees
- Evaluate and improve operations and financial performance
- Direct the employee assessment process
- Ensure staff follows health and safety regulations
- Provide solutions to issues (e.g. profit decline, employee conflicts, loss of business to competitors
- Lead the real estate project development team
- Responsible for the business budget and projects’ profit and loss
- Analyze the real estate sectors to identify the best strategy and
development plan - Gather, prepare, and present information to the senior management on
proposed projects in order to obtain approvals - Develop and cultivate relationships with landowners, brokers, potential
business partners, and professional organizations - Manage, coordinate, administer, and negotiate the best deal structure for
the business - Analyze and understand local ordinances and zoning codes to determine
development parameters - Manage all activities between stakeholders, consultants, and contractors
in order to deliver projects within scheduled timeframes and budgets - Represent company to local government entities and the public including
facilitating community meetings and public hearings - Co-ordinate, manage and monitor the running of all departments in the organization.
- Ensure proper reports are given, plan for weekly departmental meetings and oversee general report review of the HODs monthly.
- Approve all internal and external communication before is shared to the staff.
- Reviewing the company’s marketing strategy and creating a suitable budget plan.
- Oversee the review of the company’s progress, achieved goals and liaise with top management to assist in developing better strategic plans for operational activity.
- Review all contracts for the service providers, ensure that standard procedures are followed when third parties are hired to offer products or services to the company.
- Provide weekly, monthly, quarterly and annual report to the management and the board of directors.
QUALIFICATIONS
1. Educational Qualifications:
- Bachelor’s Degree: A degree in Business Administration, Estate Management, Real Estate, Finance, Economics, or related fields is usually required.
- Master’s Degree (Optional): A Master’s in Business Administration (MBA) or Real Estate Management can be an added advantage.
- Professional Certifications: Certifications from recognized bodies like the Nigerian Institution of Estate Surveyors and Valuers (NIESV), Real Estate Developers Association of Nigeria (REDAN), or Institute of Chartered Accountants of Nigeria (ICAN) for finance-related roles.
2. Work Experience:
- Minimum of 5-10 years of experience in the real estate industry, with at least 3-5 years in management role.
- Experience in Real Estate Transactions: Must be familiar with property sales, investments, and managing client relationships.
- Proven Track Record: Demonstrated success in managing large-scale real estate projects, growing revenue, and leading teams.
3. Skills and Competencies:
- Leadership Skills: Strong leadership and managerial capabilities to lead teams, develop strategies, and achieve organizational goals.
- Financial Acumen: Ability to manage budgets, financial planning, and understand real estate economics and profitability.
- Negotiation and Sales Skills: Expertise in negotiating deals, managing client relationships, and driving sales growth.
- Knowledge of Real Estate Laws and Regulations: Familiarity with Nigerian property laws, land use regulations, and real estate transaction processes.
- Project Management Skills: Experience in overseeing property development projects from conception to completion.
- Communication Skills: Excellent interpersonal and communication skills for interacting with clients, employees, and stakeholders.
4. Character Traits:
- Integrity: High ethical standards and transparency in dealing with clients, employees, and partners.
- Decision-Making Ability: Strong analytical and decision-making skills, especially in high-pressure situations.
- Problem-Solving Skills: The ability to identify challenges and develop effective solutions.
