First World Communities Limited (FWC) is a private limited liability development company providing affordable housing for medium to low income earners across Nigeria and eventually Africa. The Company was incorporated in 2008 by promoters of the highly successful Co-operative Villas, Badore, Lagos - a community of over 600 homes considered to be one of the best of its kind in West Africa.

Job Position: General Manager, Development

About the Role
Our General Manager, Development will provide top class leadership in the following key areas:
Strategic Planning and Execution:
- Create and refine strategic plans for projects development, ensuring alignment with market trends, investment opportunities and the company’s long-term goals.
- Implement comprehensive development plans that encompass site selection, project timelines, and budgets, while establishing key performance indicators (KPIs) to track progress and regularly review performance to ensure projects stay on track and meet strategic goals.
- Efficiently allocate resources to support projects while fostering a culture of adaptability and innovation to address market shifts and capitalize on emerging opportunities, ensuring projects remain competitive and profitable.
Leadership:
- Build and inspire a high-performing team by developing talent aligned with the company’s values, fostering a collaborative environment with open communication and teamwork, and setting high performance standards while recognizing achievements.
- Promote and embody the company’s vision and values at all levels, cultivating a culture of customer focus, entrepreneurial spirit and agility to drive excellent results.
- Lead and facilitate organizational change within the development team to align with strategic objectives, while promoting a strong sense of urgency and achievement among team members.
Financial Planning and Budget Management:
- Oversee project budgets, secure funding and develop financial plans, including development and operating budgets, to ensure projects stay within budget.
- Conduct financial viability appraisals at various stages to ensure projects meet and sustain the company’s investment objectives.
Stakeholder Engagement:
- Engage with local communities to address concerns and ensure projects align with their needs and expectations, reflecting the company’s commitment to people and community.
- Provide regular updates and transparent communication to stakeholders about project progress, challenges and milestones, upholding the company’s value of attentiveness and responsibility to its customers and community.
Compliance & Risk Management:
- Oversee adherence to Local Government, State and Federal regulations, private investor requirements while representing the company as needed.
- Manage pre-development and development activities, including investor relationships, legal and construction documents, financial planning and ongoing project financial management.
- Develop and implement quality control arrangements for each project and coordinate marketing, lease-up processes, and internal department collaboration to ensure smooth operations and tenant relations.
Sustainability and Reporting:
- Offer expertise on sustainability to advance the company’s carbon reduction goals and prepare monthly project update reports for effective management oversight.
- Lead Project Progress Meetings to oversee project approvals and reviews, ensuring alignment with sustainability goals and effective management.
Requirements
Our General Manager, Development will have following key attributes and capabilities:
- Leadership credentials gained in a real estate development of comparable size and complexity where people are at the heart of the culture.
- At least 10 years proven experience of development management experience on housing/real estate development projects.
- Strong knowledge of the housing development and real estate sector in Nigeria.
- Must have proven ability to manage multiple real estate development projects simultaneously and commitment to driving performance and results.
- Must have proven ability to lead teams of contractors and external consultants to effectively resolve a variety of issues that may arise during the real estate development process.
- Entrepreneurial and innovative, able to champion new ways of working.
- Demonstrable financial nous, able to balance the demands of the day to day with long term financial planning to safeguard/futureproof the housing project.
- Able to work with customers and a proven track record of delivery.
- Possess a degree in Real Estate, Built Environment, Construction Management or other relevant courses.
- Hold membership in a relevant professional body.
