Job Position: Estate Surveyor
Job Location: Ikeja Lagos,
Employment Type: Full-time
Job Description
- Conduct formal valuation of real property, land or asset of all types before it is sold, mortgaged, taxed, insured, developed or whatever other purposes as stated by Client.
- Evaluate properties to establish market values and property ratings using internal and external sources
- Make on-site visits, inspect property and interview clients.
- Develop appraising methods and logistics to evaluate data.
- Prepare reports that fully explain assessment results and outline methods used
- Document procedure and backup data.
- Keep abreast with all current regulations, standards and best practices
- Examine all variables that impact property’s present or future value (comparable home sales, previous sales records, future developments etc).
- Conduct market research.
- Evaluate, analyze and interpret data and information.
- Obtain invoices/receipts and report sources of data when there is the need for comparative analysis
- Assess, evaluate and appraise marketing needs.
- Visit a variety of properties and evaluate them on several factors, including income potential, placement costs and the depreciation value.
- Create written reports/spot valuation for potential buyers/sellers that provide and require in-depth information regarding a property’s value.
- Take photos of the exterior and interior of buildings to include within the final report.
- Interview people who have owned the property in the past or who currently own it and use testimony within final report.
- Maintain relationships with agents, customers and underwriters.
- Serve as a witness in court to testify on the true value of a property or whenever dispute arise.
Requirements
- Experienced Valuer who is a Graduate of Estate Management.
- 2 - 5 years of work experience.
- Interested applicants must reside in Ikeja or its environs.
